The project, Gateway to Zealand, is a formulated, substantiated idea and concept that aims to reach a new level of cooperation among engineers, contractors and investors. The idea is brought in place by Sven Heiner, architect and engineer m. IDA.
The spectacular building is an architectural visionary landmark as well as an access portal to the capital island of Zealand.
The tower is based on innovative technology and IT, so that it appears as a visual benchmark for future exhibition technology.
The height of the tower is approximately 127 meters (exactly half the height of the pylons of Great Belt Bridge). It will include nearly 107,000 square meters.
The tower is a cultural lighthouse and might be recog – nized as an international cultural attraction, which will in – clude a concert and congress hall, a conference hotel, ca – fes and restaurants, various exhibitions, a spectacular view platform, shops, apartments etc (to be formed in cooperation with investor).
Sustainability and environment are highly prioritized and therefore involve a minimum CO2 emission, low energy consumption (through incorporated solar power cells), reusable materials etc.
Mid Denmark where most people have the shortest
weighted distance to the tower.
At the main highway through Denmark to and from Scandinavia, next to Great Belt Bridge. 13-14 million vehicles pass the bridge annually.
Mid way to the two largest airports in Denmark (Copenhagen Airport and Billund Airport).
Close to railway station on the main line in Denmark, 1
hour from Copenhagen.
At the sea (Great Belt), magnificent 3-sided sea view. Nice beaches and nature nearby.
The total investment is anticipated in an amount of approximately DKK 2.0 billion (excl. VAT). Return on invested capital (ROIC) is 8.3% p.a. increasing til approximately 10% p.a. over years.
